What Highland Village glass asks for

Highland Village grew early. The town was a few hundred people in 1970 and a few thousand by 1990, and the housing traces that line: sixties lakeside originals, seventies and eighties neighborhoods from just after incorporation, then Highland Shores, a master-planned community of more than sixteen hundred homes whose first houses went up in 1985.

That age is the defining fact for glass here. A window installed in the mid-eighties has been through forty Texas summers, and insulated units of that generation weren't built to last this long. Seal failure is the result, and it looks like permanent haze or visible moisture between the two panes — something cleaning can't fix, because the problem is sealed inside the unit.

The good news is that it's a replacement of the glass unit, not the whole window, and we do that work ourselves. Worth knowing before anyone talks you into replacing an entire frame that's doing fine.

Alongside that, the town has big shade trees — one of the nicer things about living here and one of the harder things about keeping glass clear. Combined with Lake Lewisville along the north edge, it's the same pairing as Flower Mound: organic debris from above, mineral haze off the water.

What we look for

Three things that show up on Highland Village glass.

  • Forty-year-old insulated units

Mid-eighties glazing is past its seal life. Haze between the panes is sealed inside and can't be cleaned out.

  • Glass unit, not whole window

A failed seal usually means replacing the glass unit while the frame stays. We do that in-house.

  • Shade trees and lake air

Debris from the canopy above, mineral haze off Lewisville Lake. The two together move the glass fast.

Good to know

Highland Village questions, answered.

  • There's moisture between my panes. Can you clean it out?

No — and nobody can. The moisture is sealed inside the insulated unit, so there's no way to reach it. The fix is replacing the glass unit, which we do ourselves. It's very common in homes built through the eighties.

  • Does that mean replacing the whole window?

Usually not. If the frame is sound, only the glass unit needs replacing. Be careful with anyone who quotes you a full-frame replacement without looking at the frame first.

  • Do you work on the older lakeside homes?

Yes. The sixties and seventies houses along the shore are some of the most interesting glass in the area, and they clean up beautifully with a bit of care.
